Understanding the Process from Start to Finish

If you’ve booked an Energy Performance Certificate (EPC) assessment, you might be wondering what happens during the visit.
At EPC Lancashire, we believe in transparency — so here’s a complete overview of what our qualified EPC assessors do when they visit your home.

🏠 What Is an EPC Assessment?

An EPC assessment is a detailed inspection of your property’s energy efficiency.
The assessor gathers data about how your home uses energy — including heating, insulation, lighting, and construction details.
This information is then used to calculate your official EPC rating (A–G) and create recommendations for improving energy performance.

Every visit is carried out by an accredited domestic energy assessor following strict government guidelines.

⏱️ How Long Does a Visit Take?

Most domestic EPC assessments take between 30 and 60 minutes, depending on the size and layout of the property.
Larger homes or those with multiple extensions may take slightly longer.

🔍 What the Assessor Checks During the Visit

Our assessor will need access to all rooms and will collect details such as:

1️⃣ Property Construction

  • Type of walls (solid, cavity, timber frame, etc.)
  • Roof structure and insulation levels
  • Floor type (solid or suspended)
  • Age and materials of the building

2️⃣ Windows and Glazing

  • Whether windows are single, double, or triple glazed
  • Presence of draught-proofing and seals

3️⃣ Heating Systems

  • Type of boiler (gas, electric, oil, or renewable)
  • Location and condition of the boiler
  • Radiators, underfloor heating, or other systems
  • Heating controls (thermostats, TRVs, timers)

4️⃣ Hot Water System

  • Type and insulation of the hot water cylinder (if present)
  • Heating source for hot water (boiler, immersion, solar)

5️⃣ Lighting

  • Number of light fittings
  • Proportion fitted with low-energy or LED bulbs

6️⃣ Loft and Insulation

  • Access to the loft (if safe to enter) to check insulation thickness
  • Insulation in cavity or solid walls (where visible)

7️⃣ Renewable Technologies

  • Any solar panels, heat pumps, or wind turbines installed
  • Evidence of renewable energy generation

📸 Photographs and Evidence

The assessor will take photographs (for evidence only — not for public display) of key features such as:

  • Boiler model and serial number
  • Loft insulation
  • Windows and controls
  • Property exterior

These photos are required by government standards to verify the data in your EPC report.

🧾 After the Visit

Once the inspection is complete, the assessor inputs all data into approved EPC software to generate your property’s Energy Efficiency Rating and Environmental Impact Rating.
You’ll receive your official EPC certificate within 24–48 hours, along with practical recommendations on how to improve your rating.

🧰 How to Prepare for Your EPC Visit

To make the process quick and smooth:

  • Ensure all rooms and the loft are accessible
  • Have boiler and heating system manuals ready (if available)
  • Replace any missing light bulbs
  • Unlock any outbuildings or extensions included in the EPC
